Set up your portfolio

Add each LLC as an entity. Mark its tax election (sole-prop, partnership, S-corp, C-corp). Add each property under the right LLC, with classification (STR, MTR, LTR, flip). The chart of accounts is real-estate-tuned by default — Schedule E line items, Form 8825 line items, depreciation cohorts, escrow tracking, mortgage P&I split.

Connect banks + booking platforms

Plaid (read-only, never stores credentials) syncs every business bank account, mortgage, credit card. Airbnb / Vrbo / Hospitable CSV uploads import per-listing revenue + occupancy taxes. Stripe imports subscription/booking fees. Each transaction routes to the right entity automatically by account.

AI categorizes

Real-estate-tuned LLM (NOT generic accounting AI) categorizes each transaction. Knows: repair vs. capital improvement (and which depreciation cohort). Operating vs. supply expense. Mortgage payment auto-split (principal, interest, escrow tax, escrow insurance). Per-state occupancy tax. Intercompany transfers between your LLCs.

You review what matters

You review only the transactions where AI confidence is below 90%. Bulk-edit, re-categorize, or accept in seconds. The system learns your preferences across each entity. Over time, manual review approaches zero.

Intercompany loans + eliminations

Your holdings LLC lent your property LLC $40K for a roof? MyAIAccountant tracks it as a payable on one side and receivable on the other. On consolidation, it eliminates automatically. No more "cash from nowhere" on the holdings P&L.
